Overview

Maplewood Apartments, a 10-story residential building in downtown Toronto, was experiencing ongoing plumbing issues due to outdated infrastructure. The management team reached out to Midwest Services Canada to evaluate and upgrade the entire plumbing system to ensure long-term reliability and improved water efficiency for over 80 units.

Challenges

• Old Plumbing System: The building’s plumbing system was over 30 years old, with frequent leaks and poor water pressure affecting tenant satisfaction.
• Tight Deadline: The project needed to be completed within 30 days to avoid prolonged disruption to the residents.
• Limited Access to Certain Areas: Certain sections of the building required creative solutions to minimize tenant disturbance during pipe replacements.

Solutions

Midwest Services Canada approached the project with a comprehensive plan:

1. Assessment & Planning: Our team conducted a detailed inspection of the building’s plumbing system, identifying areas of concern, including corroded pipes, inefficient fixtures, and outdated water heaters.
2. Pipe Replacement: We replaced over 1,000 feet of old galvanized pipes with modern PEX piping, which improved water pressure and flow throughout the building.
3. Water Heater Upgrade: The old centralized water heaters were replaced with energy-efficient tankless water heaters, reducing energy consumption by 25% while ensuring residents always had access to hot water.
4. Fixture Installation: We installed low-flow faucets and toilets in all units, reducing water usage and enhancing sustainability for the entire property.
5. Minimizing Disruptions: Our team worked in stages, coordinating with building management to ensure minimal disruption. We scheduled work during low-occupancy hours and used noise-reducing tools to maintain tenant comfort.
